Location: S NE; S 1/2, Section 29, T5N-R23W, Greer County, Oklahoma - Northeast corner of the property. Improvements are one quarter mile south.
Description: The property is 400 acres of level land with some gently rolling hills. It is mostly Bermuda grass, divided into various sized pastures. It is in very good condition and has a little less than 100 acres in the southwest which is woody, giving cover to deer, turkeys, quail, and hogs which come in from the lake which is located near the property's northwest corner.
Improvements: The main residence is a brick ranch house with more than 2000 square feet of living space on the main floor and another 320 square feet in the basement. It also has a 576 square foot attached garage. (Figures provided by the Greer County tax assessor.) The house has a sunken livingroom with a wood burning fireplace, extra large kitchen which opens into a seating/eating area. It features a den with four large windows overlooking the corral area. There are three bedrooms and three baths. The basement is carpeted and is heated and cooled with the rest of the house. The house also features an unusually large amount of storage space in closets throughout it.
A 30' x 60' all steel barn has 12 foot sidewalls and concrete floor complements the headquarters. It is wired with full 200 conduits, lights, etc., and is in new condition. All the corrals, gates, loafing sheds, etc., are painted white. The three-stall loafing area, corrals, water tank, squeeze chute are included. Everythin is in good to excellent condition. Also included are an older wooden storage barn and granary with garage door. Water is provided by water wells - one at the headquarters and one in the pastures. There is also another older well on the property but its condition is unknown at this time.
