Much of the hay has been sold but there remain several hundred bales. The only limit to the amound of forage available on this property is the amount of fertilizer an operater wanted to use. Rainfall is generally not a problem, as this ranch is in a thirty-six - thirty-eight inch rainfall area and one of the fields is equipped with a center pivot irrigation system in good operating condition and a readily available source of water. A few groups of trees lie along water drainage areas, providing an ideal home for deer, turkey, quails, etc. Lying approximately one-half mile from the banks of the Red River, a small area along the south edge of the ranch could receive some back water when a twenty-year rainfall occurs.

In its current condition, this ranch could carry one hundred cow-calf pairs, or the equivalent in smaller stocker/feeder cattle year round. An area of approximately fifteen acres is currently planted in wheat or rye for winter grazing. The pastures are fenced into suitable-size grazing areas. Many of the areas along the hillside into the bottom are also fenced so as to control grazing. All fences are in excellent condition, with steel corner construction, and t-post fencing. All fences are of four-five-six strands of barbed wire.

Improvements: Visitors are greeted by a very nice 2000+ sq. ft. brick home, built in 1975. The home is well maintained, as are all buildings and improvements. The home has three bedrooms, three full baths, living room, kitchen/dining room area, a room designated as a beauty shop, and an office. Items remaining in the home include ceiling fans, dishwasher, ice maker, mirrors, vent hood, and electric range. The floors are mostly carpeted with tile in the higher traffic areas. This home needs viewing to see how well it is organized it never seems crowded or small, dispite the number of rooms in a 2048 sq. ft. space. A three/four stall carport is located just outside the back door. It is all metal with a cement floor and is open on two sides. The house and carport are enclosed with pipe fencing.

Other buildings include: 42'x56' quonset barn with cement floor, 30'x60' barn with an attached 40'x60' shed (main barn has cement floor), 20'x40' shed enclosed on three sides w/14' attached shed (with corrals, squeeze chute, headgate, and working alleys), 24'x40' implement barn, completely enclosed, with cement floor, 14'x20' shop building with cement floor, Butler grain bin (All these items are located in the headquarters area, but a suitable distance from the house), and a 20'x60' shed with corrals which are located in the bottom area.

Water is provided to the house and headquarters area by a well that is reported to be approximately 120 feet deep, furnishing all the water that has ever been needed to this ranch. The owners says the water has a slight taste to it but with a small filter on the sink and the ice maker, the taste is minimal. Water for stock is from numerous ponds, a logoon area in the south (this is the source for the irrigation system and a really nice catfish pond), several shallow wells that are connected by a system, and several springs that flow from the hill area into the lower bottom lands, some of which have pipes for control of water location, and others are purely natural. Very important to this ranch is the center pivot irrigation system that was very expensive when it was installed a few years ago. It is in good operating condition but the new owner would need to receive a complete explanation of its use.

Overall, this is a very neat, well-organized ranch operation, suitable for livestock grazing or hay production.
