Description: This native grass cattle ranch, located just twenty minutes west of Ardmore, has good access from all sides but has no country roads running through the ranch, offering privacy to the owner. A nice wooded creek with lots of wildlife runs through the middle of the ranch with some elevation breaks on both sides of the creek. Deer, turkey, quail, and wild hogs are plentiful in the wooded areas with an increase in quail numbers this year. The ranch is under one fence but could very easily be crossfenced for rotational grazing. Water appears to be plentiful, with one very large reservoir and many other smaller ponds scattered throughout. Small patches of timber in the native grass areas provide nice cover for wildlife. The larger creek runs water almost all year, stopping only during extreme drought. In the northeast corner of the ranch is a large set of cattle pens and load out chute. A 40' x 80' metal barn is located at the pens for hay or equipment storage. The property is centrally located between Oklahoma City and Dallas.
